Phase 1 Pre-Design

We start by exploring your vision for the home, including character, aesthetics, and a list of spaces and their intended use. If your project is new construction, we visit the site to evaluate the landscape, views, solar analysis, and your vision for siting the structure. .
This is the time to dream. You share precedent images collected from Pinterest, Instagram, and print. Additionally, dSPACE Studio may take you on home tours to gauge your reaction to design elements.
Phase 2 Schematic Design

dSPACE draws concept designs based on pre-design. Schematic design evolves over a series of meetings that explore a range of potential approaches. We generate 3D renderings as well as preliminary drawings, which may include a site plan, floor plans, building sections, and exterior and interior elevations.
Phase 3 Design Development
​
dSPACE prepares detailed drawings to illustrate the proposed design, including plans, elevations, and sections. We present material options for exterior and interior finishes. Our 3D model gives you the chance to walk through your home so you are confident in the design before construction starts. Design development concludes with a drawing set used to solicit preliminary construction pricing estimates from contractors.
Phase 4 Construction Documents

This is when final decisions are made. dSPACE develops architectural drawings that the contractor will use to establish actual construction cost, obtain permits, and build your home. .
Contractor Selection: You may already have a contractor or dSPACE can make recommendations; this contractor can join the owner–architect team early in the design process. Alternatively, dSPACE can conduct a formal bidding process with potential contractors, and we will assist you in evaluating the bids prior to selection. This phase concludes when a permit is obtained and a contractor is hired.
​​​​Phase 5 Construction Administration
​
This is when your home is built. During construction, dSPACE makes regular site visits to ensure the built structure matches design intent. We review contractor requests for payment, and we keep you informed of construction progress. At completion, dSPACE conducts a project closeout with punch list and a detailed review of the contractor’s final pay request.
